A new residential complex will be created in the Sapun Mountains area

At a meeting of the Town Planning Council, a refined but not yet final concept for the development of the Sapun-Gora 2 territory in the area of ​​Vtoraya Oborony Street was presented. The project was prepared by KRT System.

The site is located in the geographical center of the Balaklava municipal district and has significant advantages — expressive terrain, views of Balaklava Bay and proximity to the Sapun Mountain memorial complex. At the same time, the territory requires careful development of transport infrastructure, taking into account the existing topography, road network and plans for the development of adjacent land users on the territory.

The concept provides for residential development, public spaces and a park, which will become an extension of the green area, seamless and adjacent to the memorial. The developers emphasize that the park will be as quiet and neutral as possible. Four functional zones are planned — quiet recreation, attractions, sports and administrative services. All decisions are agreed upon and will be finalized.

The project provides for the creation of social infrastructure: kindergartens, schools, additional education facilities, a cultural development center, as well as the placement of additional education facilities on the ground floors. As part of the implementation, 10 thousand square meters will be transferred to the city. meters of apartments with finishing and about 2 thousand sq. m. meters of commercial space.

Parking for residents is planned to be located in two-level underground stylobates under the courtyards. Guest parking and commercial parking are located along the streets.

A condition for the implementation of the project is the advanced implementation of infrastructure work: reconstruction of the third hydroelectric complex (to increase the capacity of the water transport system and reduce runoff losses) and the construction of a new power transmission line. These measures provide an increase in capacity sufficient for new facilities, without redistributing resources already used in the city network.

Members of the City Council noted the importance of caring for the site, the proximity of the memorial complex and the need for a restrained approach to the placement of entertainment facilities. The concept was supported. After clarification of technical and economic indicators and development of architectural solutions, the project will be re-presented to the Urban Planning and Architectural Councils.
