Expensive and rich: Crimea is ahead of all cities in the share of apart-hotels under construction

The market of apart-hotels in Crimea is actively developing. Today, 56 apartment complexes with 22.5 thousand rooms are being built on the peninsula.
The objects are distributed unevenly, located in large cities and key tourist locations, — celebrate withspecialists IDEM-consulting in its report on the market of apartment complexes being built on the peninsula.
The largest number of projects, 31 apartment complexes or 55% of the total, are concentrated on the southern coast of Crimea from Alupka to Feodosia. The largest number of premium and business segment complexes are traditionally sold here. On the west coast, including Yevpatoria, Saki and Chernomorskoe, where recreational tourism is actively developing, 21 apart-hotels are being built. These locations are significantly inferior to Sevastopol with three apartment complexes under construction and Simferopol with only one ongoing project.
On the South Coast, the weighted average price per square meter in apartment complexes at the beginning of October 2025 was 420 thousand rubles/m2which is more than 2 times higher than the figures for Simferopol. On the west coast and in Sevastopol, lots are sold at a similar price — 309 thousand and 311 thousand rubles / m2 respectively. The cheapest square meters in apartments in Simferopol — 200 thousand rubles/m2.
The maximum cost per square meter in apartment complexes was recorded by the company’s consultants at the exposition in the city of Yalta:
- 1.3 million rubles. for 1 m2 in the Massandra Park studio;
- 1.5 million rubles. for 1 m2 in a 4-room unit at SkyPlaza.
The highest purchase budget is here on the South Bank, in Yalta — 808 million rubles for a lot of 539 m2and the lowest is 2.8 million rubles for a 15 m studio2 in the village of Shtormovoye in the Saki region.
In Crimea, apart-hotels are dynamically crowding out traditional housing. The trend is reflected by analytical data: if in the fall of 2022 there were 32 projects on display on the peninsula, now 56 apartment complexes are presented. This is 33% of all apart-hotel projects under construction. The apartments have confidently held 30% of the exposure for several years. For example, in the most developed market, in St. Petersburg, apart-hotels occupy 14% of the exposure, and this is the highest figure in the country, not counting Crimea!
The growth of the tourist flow and the shortage of quality rooms create the prerequisites for the development of the apart-hotel market. We also note a trend towards integrated development, including large-scale supporting infrastructure and an increase in the number of lots in projects: in the five apartment complexes currently on display, there are more than a thousand of them!
The focus of developers is noticeably shifting towards “business” and “premium” properties, the profitability of which, even taking into account large investments, is usually higher. Especially in premium locations of the South Bank, where the largest number of high-class apartment complexes are presented,” the press service quotes Ekaterina Gress, CEO of IDEM Consulting.
