Forecast: The maximum size of a family mortgage loan can increase

Family mortgage limits can increase so that borrowers can buy apartments of larger area. The offer is being worked out by the Ministry of Finance together with the Ministry of Labor, reports RIA Novosti With reference to the head of the Department of Financial Policy of the Ministry of Finance of the Russian Federation Alexei Yakovlev.

Of course, if we talk about the purchase of apartments of a larger area, then an increase in the existing limit will be required here. So far this is a discussion, including with the participation of the Ministry of Labor. The area is considered from the point of view of a factor that will increase the loan limit. In any case, the final decision will make the Government of the Russian Federation— said Alexei Yakovlev.

In his opinion, the program should be more targeted and focused on families, where more children are born.

We do not want to limit in any case people who really set a key goal for themselves to improve housing conditions. The proposals will be announced only after careful analysis and reconciliation of the Ministry of Labor, since the program is aimed at demography. And also after analysis with the Ministry of Construction, from the point of view of impact on housing construction— added a representative of the Ministry of Finance.

The head of the Analytics Committee of the Russian Guild of Management and Developers Mikhail Khorkov, in an interview with Cyan. Zhurnal, emphasized that the government connects the family mortgage program towards more spacious apartments with the issue of increasing limits on this program, which today amount to 12 million rubles for the capital’s regions and 6 million rubles for other subjects. At the same time, he noted that the size of the loan does not guarantee at all that the money will go to purchase more spacious apartments.

So, today, at comparable housing prices in the Moscow region with a limit of 12 million rubles and Tatarstan with a limit of 6 million rubles, the average area of ​​the sold family mortgage apartments is higher in Tatarstan. Another example is the Leningrad Region with a limit of 12 million and Nizhny Novgorod region with a limit of 6 million. The prices of new buildings are comparable, but the areas of the sold apartments are higher in the Nizhny Novgorod region— said Mikhail Khorkov.

The mortgage expert Julia Anisimova agrees that the current family mortgage limits of 6 and 12 million rubles may not be enough for the purchase of apartments of a larger area.

We are talking about increasing the maximum size of a family mortgage loan — in order to really improve housing conditions, a large loan amount is needed. Will the limits be increased? Rather, yes. The targeted family mortgage is also important. As an option, for children with 1 child, prescribe some limits, for children with 2 or more children — others, with a larger amount— concluded the specialist.
