In Crimea, the average cost of new apartments has increased by 1.5 times
The average price for which apartments in new buildings in the Republic of Crimea were purchased in 2025 increased almost 1.5 times compared to 2024 — up to 16.3 million rubles. At the same time, for apartments on the primary market, this increase was only 13%, Andrei Stryapukhin, head of the consulting and investment department of the real estate sales company BEST-Novostroy, told TASS, citing the company’s internal analytics.
The average budget for purchasing apartments in Crimea over the year increased by 45% and amounted to 16.3 million rubles. At the same time, the increase in the average price per square meter is lower — 23%, or 369 thousand rubles. It is worth noting that the peak value of this indicator occurred in July 2025 — the price of 1 sq. m. m reached 461 thousand rubles. Fluctuations are mainly due to changes in exposure structure“, he said, clarifying that the leaders in the number of sales were two complexes in the city of Saki and one project in Feodosia.
Stryapukhin noted that, at the same time, apartments offered, rather than actually purchased, at an average price have not grown so much. The average exposition price is 1 sq. m also increased by 13%, to 399 thousand rubles, and the average budget increased by 16% — to 21.2 million rubles.
At the same time, according to the company, the growth in the average budget for the purchase of residential real estate is more modest — the difference over the year was 13%, that is, an average of 8.9 million rubles were paid for these properties. Price 1 sq. m for this category increased by 14% — to 194 thousand rubles. On average, the price for the apartments offered is almost two times lower than for apartments: the average price increased by 18% and amounted to 10.7 million rubles, and 1 sq. m. m rose in price by 17%, to 209 thousand rubles.
The agency’s interlocutor added that the number of residential complexes in Crimea has increased from 84 to 97, but fewer projects with apartments are offered than a year ago: 31 instead of 36. The average area of the proposed apartments has remained virtually unchanged — the average increased by 0.5 square meters. m, up to 51 sq. m. In the apartment segment, the difference is a little more noticeable: the increase was 1.5 sq. m. m — up to 53 sq. m.
Purchasing an existing business
Anastasia Zhuravleva, head of the marketing and advertising department of the development company RNKB Development LLC, noted that the cost of apartments in Crimea has increased significantly in recent years, and there are prerequisites for further increases in prices. The current two-fold difference in cost between apartments and apartments is largely due to location: apartments, as a rule, are built in close proximity to the sea, often on the first coastline, which ensures high attractiveness for buyers. In addition, residential real estate in new buildings is predominantly represented by comfort class projects, while apartments are positioned in the premium segment, that is, business class and higher.
However, according to RNKB Razvitie, a significant portion of buyers—about 29%—prefer buying apartments rather than apartments. After all, they are suitable both for personal residence of the owners and for investment purposes: the fact is that the apartments are sold with finishing and further management — in fact, a ready-made business that attracts investors.
