Portrait of a typical mortgage debtor in Russia: who are they — those who got into bondage, but can’t get out

Specialists from the debt collection agency «Debt Consultant» compiled a portrait of a mortgage defaulter. Collectors studied the data of borrowers who stopped paying their mortgages and brought the situation to the point of judicial foreclosure and sale of the apartment at auction.

It turned out that among mortgage debtors the proportion of men is higher — it is 55%. The share of women with mortgage debt is 45%. The average age of a male debtor is 43 years old, a female debtor is 47 years old.

The youngest man with mortgage debt is 25 years old, the oldest debtor is 59 years old. The age of the youngest woman with mortgage debt is 32 years old, the maximum age of a defaulter is 76 years old.

The average amount of overdue mortgage debt for women is 9.51 million rubles, for men — 9.38 million rubles.

Women are more careful about financial obligations. Among the debtors there are young people just starting their careers and older citizens, notes the general director of the collection agency Denis Aksyonov.

In 2025, there has been an increase in the number of cases where people file bankruptcy, hoping to write off all their debts. The expert warns that the principle of writing off mortgage debts does not work. Even if an apartment purchased with a mortgage is the borrower’s only home, if the debt is not repaid, it can be sold at a public auction and the proceeds transferred to the bank.
