Before the summer season, demand for country real estate in Russia increased by 10%

On average in Russia, prices for suburban real estate fell by 2% from March to April, and sellers are ready to make discounts in order to have time to sell their properties during the peak season.
By data VTsIOM, last year every fourth Russian vacationed in the summer at the dacha. Many do not plan to change their habits this year. Avito Real Estate studied how the market for the sale of country properties in 33 regions of the country approached the season.
On average in Russia, suburban real estate (houses, dachas, cottages and townhouses) can be purchased for 4.4 million rubles, but prices differ markedly from region to region. Such facilities are most accessible in the Kirov (1 million rubles), Smolensk (1.25 million rubles) and Bryansk regions (1.3 million rubles). The most expensive suburban real estate is in the Moscow region (10.2 million rubles), Dagestan (9 million rubles) and the Leningrad region (8.5 million rubles). Over the month, prices decreased* in 22 out of 33 study regions.
Now is the right time to purchase country real estate. Many buyers traditionally begin to deal with this issue at the end of winter, and the final decision is made in the spring, when they can view the site without snow. Sellers understand that the peak of demand will soon pass, and if they want to sell their property this season, then they need to offer discounts from the prices indicated in the ad. Also, the decrease in the average cost of suburban real estate is influenced by an increase in the overall supply structure of the share of more affordable properties. During the season, they are usually put up for sale more often, — commented Sergey Eremkin, head of secondary and suburban real estate at Avito Real Estate.
The average cost of real estate in the region is influenced by the supply structure — summer cottages are cheaper than all-season houses and cottages. Demand and area of objects also matter. The largest are located in Dagestan (150 sq. m), Moscow (136 sq. m) and Kaliningrad regions (121 sq. m), and the most compact ones are in the Kirov (57 sq. m) and Ulyanovsk regions (59 sq. m) .
As the season approached*, interest in suburban real estate (the number of contacts with advertisements on the platform) grew in 29 out of 33 regions of the Avito Real Estate study. The most pronounced monthly dynamics were observed in the Vologda (+51%) and Kirov regions (+41%), as well as Udmurtia (+34%). In the Moscow region, demand for private properties on the eve of the season increased by 13% — this is more than the Russian average (+10%).
Sellers of suburban housing have also become more active — positive dynamics in 30 out of 33 regions. The number of properties available for purchase increased the most* in the Vologda (+43%) and Saratov regions (+32%), Bashkortostan (+23%) and the Volgograd region (+20%). In the Moscow region, supply increased by 10%, which is again ahead of the Russian average (+9% per month).
