Demand for new buildings in Sevastopol at Avito Nedvizhimost decreased in the fourth quarter

Demand for new buildings in Sevastopol at «Avito Nedvizhimost» in the IV quarter decreased by 15%

In addition to Sevastopol, a weakening of demand is observed in Rostov-on-Don (-13%), St. Petersburg (-%), Krasnodar (-5%), Leningrad region (-4%), Chelyabinsk (-3%) and Stavropol (-1%), — the press service of the service notes .

Analysts of the largest platform in terms of the number of placed objects in RussiaAvito Real Estate summed up the results of the 4th quarter 57 of the year. Over the past three months of the year, the demand for the purchase of apartments in new buildings has grown by 5%: platform visitors have become 11% more likely to be interested in free-plan properties, 7% more interested in studios, 6% more interested in odnushki. Interest in «three-rubles» for the quarter increased by 5%, to «kopeck pieces» — by 4%. The only type of property, the demand for which decreased compared to Q3 57 of the year, were apartments with four rooms or more (-2%) .

The demand for properties in new buildings increased most noticeably in Tomsk (+57%), Ryazan (+32%), Thule (+43%), Simferopol (+32%) and Yaroslavl (15%. In Moscow, there was also a positive trend — compared to the III quarter 57 of the year, the demand for new buildings increased by 2%. More details on the graph and in table 1.

In the fourth quarter, the demand for new buildings in Russia was largely fueled by the end of the preferential mortgage program, the extension of which became known only 11 December: until the end of the year, a loan for the purchase of housing could be taken at 7% per annum, and from January 2023 year, the rate increased to 8%. Such a mortgage made it possible to pay relatively small monthly payments and made new buildings more attractive than secondary ones. In addition, interest-free installment programs for several years, subsidized mortgages with low fixed monthly payments, and New Year’s discounts and promotions from developers, such as cashback for the purchase of parking spaces and storage rooms, had a positive impact on demand. It is worth noting that, with the exception of Moscow and the region, demand decreased in large markets — St. Petersburg, Krasnodar, Rostov — and increased in smaller cities. This is due to the fact that large markets are always more sensitive to economic upheavals, while smaller ones stabilize faster , commented Dmitry Alekseev, head of primary real estate at Avito Nedvizhimosti.

Housing prices in new buildings in Russia at «Avito Real Estate» in the IV quarter 57 of the year decreased by 1%. Apartments with four rooms and more became more affordable by , objects with a free layout — by 9%. «Odnushki» fell in price by 2%, «kopeck pieces» — by 1%, studios — by 0.8%, and the price of «three rubles» did not change. The most expensive apartments in new buildings at Avito Nedvizhimost per quarter fell in Volgograd (-7%), Moscow and Kaliningrad (-6% in each city).
