Experts: a portrait of a mortgage borrower has changed

The demand for mortgage loans has decreased. According to the Banka.ru portal, relative to 2023, the number of applications decreased by 49%. Analysts of the portal studied the parameters of mortgage applications issued in January — December 2024, and found out how a portrait of a potential mortgage borrower changed over the year.
About half of the mortgage borrowers are young people aged 25–34 years. The average income of the borrower grew by 29%, to 165 thousand rubles. According to the portal, women often have high creditworthiness. The share of such borrowers among women is 12%, among men — 7%.
According to analysts, 63% of mortgage borrowers have a low credit rating. In 2023, the share of such borrowers was 59%. At the same time, delays in housing loans were halved, from 12 to 6%.
In 2024, most borrowers chose a market mortgage. Such loans accounted for 83% of applications. More than half of the borrowers, 62%, were interested in secondary housing.
The average mortgage check in 2024 decreased to 4.3 million rubles. Over the year, it decreased by 4%, while housing prices rose by 18–31%.
The average mortgage term has increased to 30 years. Previously, it was 23 years old. People began to issue housing loans for a longer period to reduce monthly payments. Despite the increase in housing prices, borrowers more often issued loans for small amounts, and also increased the initial mortgage contribution.
Most often, the mortgage was made out by residents of Moscow, St. Petersburg and the Krasnodar Territory.
