Experts: demand in the land sale market in Crimea increased by 50% over the year, and for construction services by 16%

The largest shares in the supply in Crimea are occupied by land for individual housing construction (54%) and agricultural plots (45%), on which it is also possible to build a summer cottage. The turnkey house construction service accounts for 19% of total demand in the Construction category.

Avito Real Estate summed up the results of the summer of 2024 on the market for the sale and rental of land plots in Crimea, and Avito Services told how the demand for construction services in the region has changed.

Over the year, the supply of land plots in Crimea on the platform increased by 22%. The choice of agricultural plots (SNT, DNP) increased by 25%, plots for individual housing construction (IHC) — by 20%. Demand for the year as a whole increased by 50%, while land for individual housing construction became more in demand by 43%, and SNT and DNP plots by 60%. The average cost of a plot for individual housing construction in the summer of 2024 in Crimea was 5.6 million rubles, agricultural values ​​- 5.3 million rubles.

The segment of land for individual housing construction occupies the largest share in demand — 61% of all requests for the land market in Russia, and separately in Crimea — 53%. Among the study regions, compared to the summer of 2023, interest in such objects grew most strongly in Crimea (+43%), Tyumen region (+41%), Krasnoyarsk (+37%) and Primorsky territories (+35%). In the Moscow region, interest in plots for individual housing construction was more common by 19%, in the Leningrad region — by 7%.

On average in Russia, land for individual housing construction in the summer of 2024 cost 221 thousand rubles per hundred square meters, in Crimea — 421 thousand rubles. The highest cost was recorded in Dagestan (552 thousand rubles), Krasnodar Territory (551 thousand rubles), Crimea (421 thousand rubles), Rostov region (371 thousand rubles) and Stavropol Territory (369 thousand rubles). In the summer, a hundred square meters were the cheapest for buyers in the Smolensk (30 thousand rubles), Kirov (43 thousand rubles) and Yaroslavl regions (52 thousand rubles). On segment of land for SNT, DNP accounts for 34% of the total demand among users of Avito Real Estate for the purchase of land (separately in Crimea — 46%). Compared to the summer of 2023, the demand for such plots increased most strongly in Crimea (+60%), Tyumen region (+57%), Bashkortostan (+55%), Omsk region (+52%), Kirov region (+51%) and Chelyabinsk regions (+51%). In the Moscow region, the demand for land for SNT and DNP increased by 24%, in the Leningrad region — by 18%.

On average across the country, land under SNT and DNP in the summer of 2024 cost 141 thousand rubles per hundred square meters, in Crimea — 234 thousand rubles. The highest prices were noted in the Krasnodar Territory (434 thousand rubles), Dagestan (297 thousand rubles), Stavropol Territory (257 thousand rubles), Crimea (234 thousand rubles) and the Rostov region (190 thousand rubles). The cheapest place to buy such land in the summer of 2024 was in the Smolensk (24 thousand rubles), Tver (30 thousand rubles) and Yaroslavl regions (32 thousand rubles). Over the past year, interest in living outside the city has grown among Russians: this is noticeable both in the segment of ready-made suburban housing and in the land market. One of the reasons is the trend towards remote work — more and more Russians in the summer prefer to work, for example, in the country. It influences the popularity of the country format and the development of domestic tourism: part of the land is acquired for the construction of hotels, recreation centers, glampings and other recreation formats. Also, until July of this year, the development of the individual housing construction market was stimulated by massive preferential mortgages. After the completion of the program, loan issuance decreased, however, if specialized mortgages for private housing construction, which has been actively discussed lately, appear on the market, we can count on a recovery in demand.”, commented Sergey Eremkin, head of secondary and suburban real estate at Avito Real Estate.

According to Avito Services, by the end of the summer of 2024, the demand for construction services increased by 16% compared to the same period last year, and specialists began to offer their services 41% more often. At the same time, Russians became interested in the construction of turnkey houses 2.4% more often than a year earlier. It is important to note that this service occupies the largest share in the structure of demand among all construction services — 19%.

At the end of the summer period, the demand for the services of specialists involved in design and estimates increased significantly — by 44%. In addition, due to the growing popularity of plots for the construction of individual housing construction, there is a noticeable increase in demand for other services of professional craftsmen: facade work (+22%), roofing work (+21%), foundation and concrete work (+12%), as well as masonry work (+12%).
