Experts: Housing rental in Sevastopol is more expensive than in other resort cities of the Russian Federation

According to the results of the past winter, rental rates in popular Russian resorts continued to grow. Even in Anapa, where the holiday season was threatened with a breakdown, housing is not cheaper — only individual cities, such as Kislovodsk and Tuapse, were the exception.

The Black Sea coast is still in the spotlight, but domestic tourism opened the way to new directions that have recently remained in the shade.

Anapa: uncertainty does not interfere with price growth

Anapa was one of the main intrigues of the season. The environmental disaster caused by the tank fuel oil spill led to the decrease in hotels in hotels by more than 60% compared to last year. However, this has not yet affected the rental market. Owners of apartments are in no hurry to reduce prices, and some even increase them. The average growth amounted to 1,000 rubles per month, which is symbolic, but indicative: despite uncertainty, the owners believe in high demand.

Moreover, many landlords lay the upcoming summer season in the price. For example, now you can rent a one -room apartment for 20,000 rubles a month, but from June the rental rate will automatically rise to 25,000. This suggests that the owners are counting on the restoration of tourist flow by summer and are ready to wait.

Black Sea coast: Gelendzhik and Sochi — leaders in growth

Against the background of a possible crisis in Anapa, other resorts of the Krasnodar Territory demonstrate a sharp increase in prices. Gelendzhik rose by 26%, practically reaching 40,000 rubles per one -room apartment per month. The closed airport and the absence of the railway do not scare away tenants: they get through Novorossiysk. However, it should be borne in mind that long -term rental in Gelendzhik is available only until June — then the market goes to the daily model.

Sochi traditionally retains the status of the most expensive resort of Russia. The average rental rate here increased by 22%, reaching 72,000 rubles per month. The reason is year -round demand: in winter, Sochi is in demand among ski lovers, in the summer — from beach tourism. The most expensive object presented in the market is a five -room penthouse for 1 million rubles a month.

An additional growth factor is an interest in long -term lease among residents of large cities. Many tenants are ready to pay for housing on the coast to spend the summer by the sea, working remotely, or come from time to time. In some cases, this format is cheaper than short -term rental for several weeks.

If the summer season in Anapa breaks down, the pressure on the rental market in Sochi and Gelendzhik will intensify: thousands of tourists who are unable to go abroad will be selected alternative resorts in the Krasnodar Territory, which will lead to a new round of price growth.

Crimea: Sevastopol is getting more frequent

Despite the lack of air traffic, the demand for rent in Crimea remains high. This is especially noticeable in Sevastopol, where in the winter prices rose by 40%. In Yalta, growth turned out to be more modest-10%, but this city still holds the status of the most expensive location of the peninsula: the average rate here is 53,000 rubles a month. Further price increase is predicted by the summer.

Less popular resorts, such as Kerch and Yevpatoria, show stability: the rental cost has not changed here, but the fall did not occur either. If in other cities of Crimea the bets continue to grow, then it is these locations that can become a relatively affordable alternative.

Caucasian mineral waters: the cheapest

The only region where the real decline in prices is recorded was Kislovodsk. Here, the rental fell into 18%, up to 18,000 rubles per month. At the same time, in neighboring Pyatigorsk there was an increase of 16%, and in Essentuki prices remained almost at the same level. In general, cavalries remain the most budgetary resort direction of Russia.

The reasons are obvious: there is no sea, and medical tourism in winter is not as popular as in the summer. However, with the beginning of the spring-summer season, the situation may change, especially if part of the tourist stream is redistributed from the Black Sea to the sanatorium zones.

Kaliningrad: new growth leader

One of the most dynamically developing resort directions is the Kaliningrad region. The tourist flow to the region is growing by 15% annually, which is facilitated by the presence of coastal resorts (Svetlogorsk, Zelenogradsk), the amber zone and the working airport.

As a result, rental rates here in three years have grown 2.5 times. Over the past winter alone, prices rose by 16%, on average reaching 22,000 rubles per month. In Kaliningrad and the most popular resort cities, stakes are about 20%higher, making them comparable to some Black Sea locations. The only negative is a shorter tourist season due to climate

Bottom line: What to wait?

The rental market in resort cities in Russia continues to grow, and the trend towards rise in price will remain. Friendly tenants should think about finding housing now in order to avoid summer excitement and rising prices. If the season in Anapa is really torn off, housing in Gelendzhik, Sochi and other Black Sea resorts will rise in price even more, and there will be very few available options. In such a situation, it is reasonable to consider alternative directions — for example, Tuapse, Kerch or Yevpatoria, where prices are still at a moderate level.

Another interesting option is the city on the coast of the Caspian Sea, such as Kaspiysk, Derbent or Izberbash. In Dagestan, there is now a decrease in rental rates, and the price level is comparable to Kislovodsk, while there is a sea. So far, these directions remain in the shadow of more promoted resorts, but in the future they can become a good alternative to the Black Sea.
