Experts: land plots are getting more quickly than private houses

Demand for country houses has been reduced since July 2024. Among the reasons for such dynamics are barrier market rates, tightening the provision of family mortgages, lack of transactions according to the rural program, rising prices for building materials and labor— the specialist noted.

Often, a person buys a plot, so that then to start construction, and not buys home ownership with the ground. This format is certainly convenient, but for one segment, such a solution is unacceptable due to a greater cost, and for another-because of a typical project and compromises that you will have to go because of this— the specialist explained.
Another factor in the rise in the cost of plots, in his opinion, is the lack of liquid land.
During the action of the preferential mortgage, the prepared good areas grabbed. The land really becomes less and less, and liquid areas with good infrastructure, communications are noticeably growing in price— concluded Vyacheslav Kotlov.
Olga Magilina, head of the suburban real estate department VSN Group, noted that land is a “special product”, and it is in greatest demand in “extreme” segments: in the most expensive and most affordable price.
Premium land plots throughout 2024 continued to grow in demand and, of course, gradually grew in price. But the sections of the economy class are growing for a completely different reason. Here the role is played by the fact that the land is a lot with the lowest price of the entry of all objects of suburban real estate. He gives a person the opportunity to invest his money today, protecting it from depreciation, even if there are not enough accumulated fund— said the expert.
According to her, the purchase of a land plot does not force a person to immediately start building a house — you can wait until a more comfortable financial situation.
And every time during macroeconomic turbulence and reducing real incomes of the population, buyers of plots are more often trying to save, believing that independent construction of the house will cost them cheaper than buying a ready -made one. Unfortunately, this is not so, and when planning construction on their own, people on average are almost double in relation to the volume of upcoming costs and almost three times — when assessing the time that will be required until the time of relocation or the start of the use of a new house— continued Olga Magilin.
According to the speaker, the influence of all the above factors on the market situation will remain in the near future, and the aforementioned price dynamics will be observed for at least several months.
