Experts talk about a possible smooth reduction in mortgage rates
Krympress reports:
Banks will reduce the rates on market mortgage after Sberbrus and VTB, say market experts interviewed RIA Real Estate. A smooth reduction in bets can be expected if the Central Bank retains the key rate at the current level or reduces it.
Recall that Sberbank on March 4 reduced the rates for a market mortgage by 1-1.5 percentage points. The minimum rate on new buildings is reduced to 28.2% per annum, a mortgage rate for secondary housing is up to 27.6% per annum. The VTB allowed a decrease in betting on a market mortgage, while the bank reduced rates for combined mortgage products.
In the coming months, a smooth reduction in mortgage rates will take place on the market, said Yuri Belikov, managing director of the expert RA rating agency. It will not have a noticeable effect on the market, the speaker notes. According to him, a market mortgage will not become more affordable, as the bets will decrease slightly. Banks are simply retrane by the expectations of mitigating the monetary policy of the Central Bank, the expert explained. A tangible bet will begin when the Central Bank launches a cycle of reducing the key rate. According to Belikov’s forecast, the rates will drop below the barrier level after one and a half to two years.
Banks see that the key rate is stable, therefore, the conditions for issuing a mortgage are softened, the expert of the mortgage market Sergei Gordeyko noted. They are ready to return to a difference of less than 7% p. Between the key rate and market rates on mortgages. According to the expert, the movement in the direction of reducing bets will continue, other banks will follow the example of Sberbire and VTB. If the Central Bank retains the key rate at the current level until the fall, banks will smoothly reduce rates — one percent per month. According to Gordeeko’s forecast, by autumn, the rates for market mortgages can decrease to 23% per annum.
