Since the beginning of the year, building materials have really been slowly increasing in price. In April, growth accelerated so much that developers had to plan for higher prices. How much will the construction of private houses rise in price?

Building materials: what added to the price

What exactly and how significantly increased in price? Cyan.Journal interviewed some developers in the suburban market — someone gave a full report, others preferred to remain anonymous.

At the same time, some expenses for different developers increased approximately the same, and in some places the increase turned out to be different.

Why are building materials more expensive?

Some developers, commenting on the shortage of certain types of building materials, suggest a cartel agreement: in their opinion, the current shortage, for example, of concrete, threatens with subsequent price increases.

Tools and costs are on the rise. All refer to a strong increase in the cost of logistics and the cost of raw materials. The result of this, unfortunately, does not change.says one of the builders.

Another developer admitted that his company was faced with an artificial slowdown in shipments of insulation from the factory — this is also a harbinger of rising costs.

I don’t believe in conspiracy theories, but prices are really rising — including (still!) Fluctuations in raw material prices have long held back the development of the industry, explains Vladimir Markov, CEO of PPK TechnoNIKOL (the company is the largest manufacturer of thermal insulation materials. — Author’s note). It also served as the main reason for the increase in the cost of building materials.

In April, TechnoNIKOL stone wool went up in price by 2%, in May — by 3%. At the same time, it is important to take into account that the growth of raw material costs lags behind the real cost. Affects the cost and expensive logistics. In 2022, the price increase for road transport amounted to 30%. In 2023, prices continued to move up, adding another 15% to the indicators, — says Vladimir Markov.

Labor shortage

Construction expert Alexei Poluektov also speaks of a significant increase in the cost of workers’ services. This is due, among other things, to a shortage of qualified specialists.

There is a particular shortage of carpenters. Previously, this shortage was compensated by builders coming from neighboring countries, but now they are not. The rise in price of construction tools also has an impact, because many builders use their own, — specifies the expert.

In addition, continues Poluektov, contractors and builders in the construction process must take into account the risks of defective or fake material, as well as the need to redo something. Considering that the price of building materials has increased, alterations have also become more expensive.

How much will the cost of construction increase?

The experts we interviewed name a range from 5–10% to 15–20%. For example, a 200-meter house, which APS DSK built at the end of March for 5.99 million rubles, now costs 6.49 million rubles. By the end of the year, its price is likely to be 6.99 million rubles, says Alexander Kalsin. Thus, the increase will be 15-20%.

Maxim Lazovsky, the owner of the construction company Dom Lazovsky, believes that prices for finished objects will increase by 5-10%. Here is how the expert explains this growth.

The average rise in prices in the building materials market amounted to about 20% (if we do not take into account piece items, which have risen in price by two to three times due to sanctions and the lack of imports in the same volume).

Materials account for up to 50% of the estimated construction costs. Accordingly, the indexation will be 10%. At the same time, some developers can reduce it by reducing their own marginality, therefore, on average, prices will increase by 5-10%— such calculations are given by the expert.

When will construction cost rise? Maxim Lazovsky calls the fourth quarter of this year. Until that time, developers will build from materials already purchased at the old prices, he said.

True, these hopes are not realized in all cases. So, in Good Wood, prices began to rise from the beginning of summer. According to the company’s founder Alexander Dubovenko, the total price increase this year will be about 10%, with stone houses adding a little less, and wooden houses a little more.
