The subject of one purchase and sale agreement may be several real estate objects. Deputy Chairman of the State Committee for State Registration and Cadastre of the Republic of Crimea, Yulia Zhiganova, recalled the nuances of transactions involving the sale and acquisition of real estate.
The legislation does not limit the number of real estate objects that can be the subject of one purchase and sale transaction. Let’s say the seller wants to sell to another individual a plot of land, a house located on it and several outbuildings located on it. All these real estate objects can be specified in one contract. It is not necessary to draw up a separate contract for each property.
At the same time, it is worth considering some nuances in order to avoid forced suspension of registration actions. An application for state registration of rights is drawn up individually in relation to each alienated object. The state fee must also be paid for each property specified in the contract separately.
The state fee for registering ownership of real estate under a purchase and sale agreement for individuals is 2 thousand rubles per object; for legal entities — 22 thousand rubles. At the same time, state registration of ownership of a land plot for personal farming, vegetable gardening, gardening, individual garage or individual housing construction will cost an individual 350 rubles.
Amounts of state duty for registration of property rights depend on the type of registration actions, the property and who pays the fee — an individual or a legal entity. For organizations, the amounts established by law are highernotes Yulia Zhiganova.
