Krympress reports:
You can find out the cadastral value of a real estate object in different ways, quickly and free of charge. This was reminded by the First Deputy Chairman of the State Committee on State Registration and Cadastra of the Republic of Crimea Alexei Kostin.
To obtain information about the cadastral value of the house, office, apartment or land, you can contact electronic services. For example, use the “Real Estate InLine Real Estate” platform on the Rosreestr portal and search for data at the address or cadastral number of the object. In addition, the portal will be to help the applicant National spatial data system (NSPD)where the public cadastral map was recently integrated. The NSPD users are available to the data fund of the state cadastral assessment, where you can see not only the cadastral value of the object, but also get to find out the date of determination and the beginning of the application of the cadastral value by the cadastral number of the facility. Since the state cadastral assessment is carried out once every few years, information about the previous cadastral value of the object will also be displayed on the resource, i.e. In fact, the history of the cadastral assessment will be displayed.
The actual extract of the cadastral value can also be ordered through the portal «State Services». Moreover, it can be provided not only by the copyright holder, but also to any person. The period of provision of the service is up to three days, although in an online mode the extract, as a rule, comes to the Personal Account at the State Services for several minutes. Finally, you can order an extract on paper by visiting the multifunctional center «My Documents».
As a well -known, cadastral value is the main value in the calculation of land and property taxes. The discharge of cadastral value is ordered for different purposes: when determining the rental rate for the property, to verify the correctness of the calculation of property tax, including for the purpose of its possible recalculation. Also, an extract may be needed for trial and determining the size of the state duty when entering into the inheritance. For example, a person during his lifetime bequeathed his apartment to his neighbor. After the death of the testator, the heir, entering the rights, will have to pay a state fee of 0.6% of the cadastral value. The amount of the fee is calculated from the cadastral value of the premises on the day of the death of the testator. Therefore, the extract of the cadastral value of the object is ordered for a certain date, — said Alexei Kostin.
