In Crimea and in Sevastopol, SNT can independently order complex cadastral work at their own expense

Gardening or garden partnerships, as well as garage cooperatives in Sevastopol and the Republic of Crimea, can independently order complex cadastral work at the expense of the members of the SNT. This was announced by the head of the department of geodesy and cartography of the Office of Rosreestr in the Republic of Crimea and Sevastopol, Julia Izosina.
Members of the two SNT in the city of Sevastopol came to the decision that ordering complex cadastral work (KKR) in SNT at their own expense is more profitable for land owners, and this will also allow you to quickly use the program of dog householding.
Consider the advantages of complete cadastral works:
- Cadastral work costs gardeners on average of 10-15 thousand rubles for each object, and complex-in the region of 5 thousand rubles for all objects located on a land plot, including for the site itself;
- KKR reduce the number of land disputes and eliminate errors;
- The likelihood of new errors is reduced;
- The coordination of the boundaries of the sites and the execution of acts of coordination of borders no longer need to be carried out and designed separately for each site.
Why are complex cadastral work needed?
In almost every village, a horticultural or garden partnership, there are land plots whose boundaries are either not determined or contain inaccuracies in the Unified State Register of Real Estate (USRN). Real estate owners are interested in the fact that information about the boundaries of land are entered in the USRN correctly.
Often, homeowners are faced with the problem that the erected building cannot be legalized due to the formal crossing of the border of the site, despite the correct location of the house and the fence and the lack of complaints from the neighbors. To eliminate inconsistency, re -surveying is required with the coordination of new boundaries with the neighboring site. This, in turn, entails the need for a survey and the neighbor, and then among the subsequent owners, until the boundaries of all sections are brought into line with the actual position. Complex cadastral works are valuable in that they reduce the likelihood of land conflicts, correct inaccuracies in the documents, and, which is important for the owners, is cheaper than individual surveying— said Julia Isosina.
How to carry out complex cadastral work in SNT?
First of all, it is necessary to send a written request to the competent authority (district administration) in order to find out whether it is planned to carry out complex cadastral works in this territory at the expense of state funds. In the absence of such plans, the next step is to determine the sources of financing, which is decided at the general meeting of members of the SNT. Then it is necessary to conclude a contract for the performance of work by contacting the cadastral organization or to the cadastral engineer.
The contractor, which carries out complex cadastral works, forms the final document and transmits it to customers. Customers (or their representative) send this document to the body authorized to approve the map-plan of the territory (to the local administration), for further transfer to the conciliation commission. After the discussion at the commission and coordination of the boundaries of land plots, the map-plan is approved by the authorized body and is sent to the registration authority.
After entering the information from the map-plan of the territory to the USRN, the registration authority informs the representative of customers and the cadastral organization on the results of the consideration, including information about real estate facilities put on cadastral registration.
