Price 1 sq. m in the primary housing market in 2024 in the Republic of Crimea above the average price in the Southern Federal District by more than 15%. In the secondary housing market price 1 sq. m in 2024 in the republic is also higher than in the Southern Federal District by 46%, however, it is lower than in the Sevastopol and the Krasnodar Territory, which characterizes the attractiveness of the Black Sea regions— said in the ministry.
Since 2016, the average price per 1 square. m in the primary housing market in Crimea increased 3.5 times, on the secondary — 2.8 times. The dynamics is associated with the growth of demand in connection with the launch of mortgage programs with state support and project financing programs. As noted in the ministry, the annual increase in housing prices in the republic remains within 10-20%. Increased demand by residents of other regions of Russia is recorded.
To make the purchase of an apartment more accessible to residents of the republic in Crimea will pay attention to the implementation of one of the most effective tools — the construction of standard housing. Its cost is 20% lower than the average market price for similar housing.
The right to purchase such housing has 20 categories of citizens, among them medical workers, teachers, cultural and sports workers, large and young families, disabled people and families with disabilities. For certain categories, a subsidy is provided at the expense of the budget of the republic in the amount of up to 30% of the cost of standard housing— added to the ministry.
In total, 7 similar houses for 912 apartments were built in Crimea. Another house, designed for 197 apartments, is planned to be commissioned in 2026 in the village of Gvardeiskoye Simferopol district.
