In new buildings, demand for large apartments grew the most during the year in Omsk, Tula, and Nizhny Novgorod; on the secondary market, in Simferopol, St. Petersburg, and Bryansk.

According to Avito Nedvizhimost, in July 2023, in the supply structure of an apartment with an area of ​​more than 100 sq. m occupied less than 4% of the Russian market. Nevertheless, this format is becoming more and more popular not only among those who love comfort and space, but also among wealthy large families. The growth in demand for large apartments in the primary market for the year amounted to 15%, and in the secondary market — 17%. Portal analysts have studied which cities have the most such offers and how much such objects cost in different parts of the country.

On average in Russia, 69% of the offers of apartments with an area of ​​​​more than 100 square meters. m in July 2023 accounted for the secondary market and only 31% — for the primary. The largest share of large secondary apartments in Saratov (98%, the share of new buildings — 2%), Sevastopol (95%) and Sochi (93%) — the probability of finding a large apartment in a new building there was the lowest. In 4 out of 33 cities participating in the study, there were more such offers in the new fund. In Tula, the primary market accounted for 63% of apartments with an area of ​​100 sq. m, in Novosibirsk — 60%, in Voronezh — 55%, in Yekaterinburg — 54%. More details on the chart.

In absolute terms, more than 1,000 offers for the sale of apartments with an area of ​​over 100 square meters. m in the old fund at Avito Real Estate in July 2023 was in Moscow, St. Petersburg, Sochi, Tyumen, Krasnodar and Rostov-on-Don. Over the year, the supply of apartments of this format on the platform increased by 3.5%. In the primary market, more than 1,000 offers were recorded in Moscow, St. Petersburg, Sochi, Tyumen, Krasnodar and Novosibirsk. Here, the average growth in the country amounted to 31%. The average cost of an apartment with an area of ​​​​more than 100 square meters. m in the secondary market in Russia in July 2023 amounted to 16.3 million rubles, which is 5% more than a year ago. In the primary market — 17.4 million rubles, which is 15% cheaper than in July 2022. The decrease in the average price in the new fund is due to a change in the supply structure in favor of cities with cheaper housing.

The most expensive objects with an area of ​​100 sq. m in the secondary market in July 2023 were found in Moscow (88 million rubles on average, + 4% per year), St. Petersburg (32 million rubles, -2% per year), Sochi (30 million rubles, -1% per year) and Kazan (19 million rubles, +9% per year). At the primary level: in Sochi (78 million rubles, +21% per year), Moscow (55 million rubles, +9% per year) and St. Petersburg (35 million rubles, the price has not changed over the year). Compared to July 2022, prices for large apartments in new buildings increased in 25 out of 33 cities, in the secondary market — in 26 out of 33 cities.

In most cities, prices for apartments over 100 square meters. m in new buildings is higher than for objects of the same size in the old fund, but there are fewer offers. Therefore, if the buyer has a limited budget or does not have extra time to look for spacious housing, then you should first of all pay attention to the secondary market. The main exception to this rule is Moscow. In the capital, a «secondary» large area is on average 61% more expensive than a «primary», which is explained by the presence of a large number of very expensive objects in the city center— Nikolai Popov, commercial director of Avito Real Estate, comments.
