Likbez: outdated passport data of the owner in the USRN may cause the suspension of a real estate transaction

Irrelevant passport data of the owner, contained in the Unified State Register of Real Estate (EGRN), may cause the suspension of a real estate transaction, as well as complicate the receipt of extracts from the register. Yulia Zhiganova, Deputy Chairman of the State Committee for State Registration and Cadastre of the Republic of Crimea, recalled this.
The current legislation does not oblige citizens to promptly enter the data of a new passport into the USRN after receiving it, because outdated data from the USRN generally do not affect the property rights of the owner. However, if the owner of the property wants to take any action with it, for example, sell it or donate it, then discrepancies between personal data in the register and the contract submitted for registration may cause a forced suspension of the procedure.
After replacing the passport, it is better not to postpone the submission of an application for entering information into the USRN at the initiative of the person concerned in terms of passport data. Moreover, for citizens of the Russian Federation this service is provided free of charge. This can be done by personally contacting the multifunctional center (MFC) or by submitting an application electronically on the Rosreestr website (if you have an electronic signature). If outdated passport data caused the suspension, the State Registration Committee will independently request confirmation of the fact of replacing the passport with the Ministry of Internal Affairs, after which it will enter new data into the register. In general, citizens should take care of adjusting the information in advance so as not to worry once again because of the possible risk of disruption or postponement of a real estate transaction for this reason.— recommended Yulia Zhiganova.
