Over the year, supply in new buildings in Sevastopol decreased by 33%

Compared to April 2023, the choice of housing on the primary market increased most strongly in Tolyatti, Tyumen and Ryazan. In Sevastopol, the average cost of apartments in new buildings is 8.4 million rubles.
Avito Real Estate summed up the results of April on the new buildings market. On average, supply in Russia increased by 31% over the year. The choice increased most strongly in the segments of two-room apartments and properties with four rooms or more (+36% in both), the supply of three-room apartments increased by 35%, one-room apartments — by 32%, studios — by 25%. The cost per square meter in new buildings compared to April 2023 in Russia increased by 4%.
The demand for new buildings is largely supported by low mortgage rates, which are partially subsidized by the state. Our surveys show that people are actively interested not only in family mortgages, but also in mortgages with state support, a special program for IT specialists, as well as other preferential loans for the purchase of apartments. And although the number of available properties is constantly increasing, as long as preferential mortgage programs continue to generate demand, the market will be stable. Moreover, even if such initiatives end, they will most likely be replaced by special programs from developers, — Dmitry Alekseev, head of primary real estate at Avito Real Estate, comments.
Supply on the primary real estate market increased over the year in 31 of the 39 cities included in the Avito Real Estate study. In Togliatti, compared to April 2023, the number of available properties in new buildings increased five times, in Tyumen — by 3.6 times, in Ryazan — by 2.7 times, in Irkutsk — by 2.6 times.
In most cities of the study, the demand for housing in new buildings decreased over the year, but there were exceptions to this trend. In Ulan-Ude, interest in properties on the primary market increased by 76%, in Omsk — by 7%, in Moscow — by 5%, in Tomsk — by 1%. The capital became the only location where demand simultaneously grew and supply fell.
Based on the results of April 2024, the cheapest price per square meter was in Orenburg (73 thousand rubles), Bryansk (97 thousand rubles), Saratov (99 thousand rubles) and Ulyanovsk (100 thousand rubles). The highest prices are in Sochi (452 thousand rubles), Moscow (373 thousand rubles) and St. Petersburg (251 thousand rubles).
