Sevastopol: Registration of real estate rights. Why is it free, be sure to protect against scammers

The issues of registering real estate rights in the Unified State Register of Real Estate (USRN) remain relevant for many citizens of Sevastopol. As the director of the Department of Property and Land Relations of the city of Sevastopol Galina Popov emphasizes, today the copyright holder is required to more than 105 thousand real estate objects in the region.
The USRN is a centralized database that stores information about all real estate objects, including their characteristics, cadastral numbers and data on copyright holders. Each object in the territory of Sevastopol already has a cadastral number, but this does not mean that ownership is registered automatically.
If a citizen did not apply to the MFC to register ownership of the apartment, house, land or other object, information about it will not appear in the USRN. This threatens with serious consequences: from the inability to sell, give, lay, or bequeath this property to the absence of compensation when the site is withdrawn for state needs or in emergency situations,-quoted the press service of the Government of Sevastopol Galina Popova.
The ownership itself arises from the moment of its state registration. And besides, the entry of data to the USRN is the protection of ownership from scammers. For example, having faked documents, scammers can deprive you of real estate. If ownership is registered with the USRN, then the owner may prohibit transactions without his personal participation with his property, submitting an appropriate application to the MFC.
It is also worth noting that the documents can simply be lost and it will be very difficult to restore them. And if the rights are registered, then you can get a copy of the documents at any time.
To update the information and establish the copyright holders of individual buildings and structures by the state state -owned institution “State Property Fund” for free, surveys of such property are carried out. Information about such objects was previously digitized from the BTI archives, but the owners were not entered into the USRN. According to these lists, state institution employees carry out a visual inspection and photofixation of the object to confirm its presence. The procedure takes no more than an hour and does not require additional actions from the owner.
If, according to the results of the examination, it is revealed that the object is absent, then the department of property and land relations of the city of Sevastopol independently and will also hold measures to remove such an object from cadastral registration.
If there is no building or building, the Department will remove them from cadastral registration for free. Refusal of access threatens the need to pay for the services of a cadastral engineer when deregistering, and if the copyright holder is not established, the object may go to municipal property— emphasizes Galina Popova.
Timely registration of rights is a guarantee of the safety of property.
