The Leningrad region and a number of other regions are preparing measures to limit the construction of apartments with an area of ​​less than 28 square meters, Vitaly Mutko, general director of DOM.RF, said on Wednesday.

If we take the entire housing stock of the country, (…) then it is balanced in structure. (…) Now the housing sector is a market sector, everything is determined by demand. Of course, the cost of housing has increased in recent years, availability, payment (…). And today we see that new construction is somewhat different. (…) 53% of the housing structure are one-room apartments, and small-sized ones — up to 28 sq.m. — are about 23%. (…) We need 35-40% of apartments to be built for three or more people per family. (…) I know that the Leningrad region, a number of other ten regions that are somewhere close to overheating (demand — IF) are now preparing such measures, Mutko told reporters after the government hour. — The main thing is that such measures do not affect the cost per square meter.

Earlier it was reported that developers in Moscow may be prohibited from building residential studios with an area of ​​less than 28 sq.m. and two-room apartments with an area of ​​less than 44 sq.m.

Experts believe that because of this, small one-room apartments may become more expensive in the short term. The World of Apartments calculated that in large cities of the Russian Federation, housing up to 28 square meters in size has risen in price by 11% over the year. In different cities, the share of such apartments ranges from 10 to 20%.
