The average cost of apartments in Sevastopol in July was 8.8 million rubles

The most affordable housing on the secondary market by cost per square meter in July 2024 is located in Bryansk, Ulyanovsk and Izhevsk. In Sevastopol, according to the results of last month, the average cost of apartments is 8.8 million rubles, and the price of 1 sq. m is 168 thousand rubles.

Avito Real Estate summed up the results of July 2024 on the secondary housing market on the platform. Compared to June, demand for apartments in the old stock in the country as a whole increased by 0.4%. At the same time, in some cities, a more noticeable increase in demand over the month is observed. The strongest interest in secondary housing on the platform among the cities included in the study grew in Tula (+12%), Stavropol (+11%), Kazan and Simferopol (+10% in both). In total, positive dynamics were recorded in 21 of the 33 cities in the study.

Against the backdrop of growing demand in the secondary real estate segment, the supply in Russia on average has decreased by 0.6% over the month. Potential buyers who previously, before the cancellation of mass preferential mortgages, were targeting apartments in new buildings due to more favorable interest rates on loans, have probably begun to consider secondary housing more often. At the same time, prices on the secondary market have slightly decreased over the month — the traditional seasonal lull in the summer period is having an effect,comments Sergey Eremkin, Managing Director of the Secondary and Countryside Real Estate Department at Avito Real Estate.

Compared to June 2024, the average price of apartments on the secondary market in Russia decreased by 0.8%, and the price per square meter — by 0.9%: to 7.6 million rubles and 133 thousand rubles, respectively. In terms of cost per square meter, the most affordable housing on the secondary market among the cities in the study is located in Bryansk (79 thousand rubles per sq. m), Ulyanovsk (83 thousand rubles), Izhevsk (84 thousand rubles), Ryazan, Yaroslavl and Kirov (92 thousand rubles each). The highest prices are in Moscow (395 thousand rubles) and St. Petersburg (217 thousand rubles).
