Prices in the old stock have increased over the last three months of the year in all cities except Moscow. In the capital, real estate on the secondary market fell in price by 3%.

Analysts at Avito Real Estate studied how the indicators of the secondary housing market in Russia changed based on the results of the fourth quarter of 2023. Over three months, demand on the platform decreased by an average of 1%, while interest in studios began to grow 5% more often, and properties with four rooms or more — by 6%. The supply of all housing formats decreased by 4%, while the choice of studios increased by 1%. Prices for the quarter increased by 8% per object and by 5% in terms of square meters.

Despite the general decrease in demand compared to the third quarter of 2023, in 15 of the 33 cities that participated in the Avito Real Estate study, interest in purchasing housing in the old stock increased over three months. People began to look more often for apartments on the secondary market in Nizhny Novgorod (+14%), Ulyanovsk (+9%), Tula, Tomsk, Volgograd (+7% each), Moscow, Tyumen (+6%) and eight other cities. Supply increased in five cities.

Based on the results of the fourth quarter, we see a situation that was predicted three months ago: increases in prices and mortgage rates put sufficient pressure on the market that the demand for housing in the old stock froze at the level of the indicators in the third quarter. In this situation, we expect a gradual increase in supply, since compared to the fourth quarter of 2022, the number of properties available for purchase decreased by 11%, — comments Sergey Eremkin, head of secondary and suburban real estate at Avito Real Estate.

Prices for secondary market apartments in the fourth quarter of 2023 increased in most cities that participated in the Avito Real Estate study. The exception was Moscow, where housing prices fell by an average of 3% over three months due to a decrease in the average area of ​​​​properties from 57 to 54 square meters. m. In terms of square meters, the cost of housing has not changed in Voronezh and Sevastopol; in other cities it has increased.

Based on the results of the fourth quarter of 2023, the highest average cost of apartments per square meter on the secondary market was recorded in Moscow (306 thousand rubles), Sochi (244 thousand rubles), St. Petersburg (188 thousand rubles) and Sevastopol (156 thousand rubles) . The cheapest housing prices were in Bryansk (72 thousand rubles per sq. m), Ulyanovsk (74 thousand rubles) and Izhevsk (77 thousand rubles).
