The cost of commercial premises in Sevastopol increased by 19% in a month

Compared to June 2023, the demand for the purchase of commercial properties on «Avito Real Estate» in Russia grew by 8%, and for rent — by 3%. Analysts of Avito Nedvizhimost summed up the results of July 2023 in the markets for the sale and rental of commercial properties in 33 largest cities of Russia.

In the segment of sale of commercial properties, the demand for the month in Russia grew by 8%. Compared to June 2023, they became interested in buying office space and hotels 13% more often; car services — by 3%, for buildings — by 2%. On average, the market prices for the acquisition of commercial properties in Russia increased by 5% per property and by 4% in terms of the cost per square meter. Offices went up by 13% (+5% per sq. m), catering establishments — by 10% for both indicators, warehouses — by 8% (+4% per sq. m), retail space — by 7% (+6% per sq. m), hotels — by 6% for both indicators, buildings — by 4% (+7% per sq. m), car services — by 4% (-4% per sq. m), free-use objects — by 3% for both indicators, production — by 3% (-1% per sq. m.), — noted in the press service of the service.

In the commercial property rental segment, demand in Russia increased by 3% over the month. Compared to June 2023, interest in renting buildings (+13%), warehouses (+6%) and free-use properties (+5%) increased the most. At the level of average indicators for all segments — offices and car services (+3%). Demand for retail space did not change, while demand for hotels (-5%), public catering establishments (-4%) and industrial premises (-2%) decreased.

In July 2023, rental prices for commercial premises increased by 1% per object and also decreased by 1% in terms of the cost per square meter. The biggest increase in rental prices was for public catering establishments (+8% per property and +7% per sq. m compared to June 2023). The rent of warehouses and factories became more expensive by 6% (in terms of sq. m, prices decreased by 6% and 1%, respectively), free-use spaces — by 3% (+2% per sq. m), offices — by 2% both options. Hotel rent fell by 33% (-24% per sq. m), buildings — by 32% (-25% per sq. m), car services — by 10% (-15% per sq. m), retail space — by 2% for both.

The faster growth rate of demand for the purchase of commercial properties than for rent, as well as the difference in price dynamics over the past month, show that the planning horizon of the business is growing. Entrepreneurs are more willing than in the first and second quarters of this year to invest in fixed assets. This indicates the stabilization of the market situation and creates the necessary foundation for the long-term development of the industry.— Oleg Izotov, head of the commercial real estate category at Avito, comments.
