The Crimean peninsula does not call and does not beckon: the Russians told in which cities they would like to buy property

Services Domklik and Rabota.ru conducted a study and found out whether Russians would like to purchase any real estate, in which cities and why exactly there.
How the study was conducted
The study was conducted in August 2023. It was attended by 3,500 respondents over 18 from all regions of the country.
What kind of real estate dream
28% of Russians surveyed dream of buying a private house and cottage. 18% of respondents would like to buy a second home, and the same number would like to buy an apartment in a new house. 26% do not want to buy property because they already own it. Every tenth respondent does not plan to have his own real estate at all.
According to Domclick analysts on issued mortgage loans, in 2023 the most demanded segment is ready-made apartments. They account for about 64.2% of all issuances. Next come apartments in new buildings: the share of this segment in the total number of loans is 24.5%.
The percentage of suburban housing is relatively low: the share of transactions for the acquisition of a house/plot/cottage is 3.3%, and land plots for individual construction (IZHS) is 6.2%. Domclick experts note that the demand for individual housing construction has been rapidly growing in recent years. Sberbank expects that by the end of 2023, the total volume of loans for individual housing construction will reach 300 billion rubles, which is more than 3 times higher than in 2022.
What cities do you want to live in?
In the first place in the list of cities for buying real estate is Moscow, it was noted by 32% of respondents. 23% of respondents would like to have their own housing in St. Petersburg. In third place was the resort city of Sochi, which was chosen by 12% of the survey participants.
Krasnodar also got into the rating of cities for buying real estate, the capital of the region was noted by 9% of the survey participants. 6% of respondents chose Kazan and Kaliningrad. 5% of respondents would like to have housing in Nizhny Novgorod, the same number — in Rostov-on-Don. Yekaterinburg was named by 4% of Russians, and Tyumen by 3%.
According to Domclick analysts, Moscow is also the most popular location for buying your own home. According to data on mortgage transactions concluded in 2023, the capital is the leader in terms of loans (more than 256 billion rubles). In second place in terms of issuance is St. Petersburg (141.3 billion rubles), and in third place is the Krasnodar Territory (140.2 billion rubles).
City Selection Criteria
Most often, Russians chose cities, as they themselves live in them at the moment — 49%. Other popular reasons include developed infrastructure – 31% and high quality of life – 29%.
Among the criteria for choosing a city for buying real estate, respondents also noted a good climate — 26% and the historical or cultural heritage of the city — 26%, and 21% of respondents — the availability of jobs.
18% pointed to developed public spaces, and the same number said they would like to buy an apartment or a house where relatives live. For 17% of respondents, a good environmental situation is important, and for 5%, the favorable cost of housing is important.
