Getting a site is only the beginning of the path, the expert emphasizes. The costs of the construction and arrangement of the house often exceed the amount that a person initially planned to spend. In addition, in 2025, the cost of building materials continues to grow.

The price of construction of the «square» will be 25-30 thousand rubles taking into account the foundation, insulation and installation of engineering systems. According to this technology, a house with an area of 60 “squares” can be built for 1.5-1.8 million rubles. This amount does not include interior decoration and communication from external networks.
The construction of a capital house from a bar or aerated concrete will cost more. The cost of the «square» starts from 40 thousand rubles. You can build a house with an area of 60 «squares» for 2.4 million rubles.
A significant expense item is the arrangement of engineering communications. The supply of electricity from the nearest point will cost from 50 to 150 thousand rubles. A full-fledged repair with high-quality finishing materials will cost more-15-20 thousand rubles per «square».
To build a simple house on the area allocated by the state, from 2.5 to 3.5 million rubles is needed, the expert noted. A more comfortable house with high-quality decoration will cost the amount of 4-5 million rubles. It is important to evaluate in advance not only the cost of construction, but also the costs of finishing, communications, and improvement, Alexei Orekhov emphasized. Otherwise, free land can become a source of endless expenses.
