However, the development of the insurance market is to a greater extent influenced by other reasons, first of all, by more frequent fires. Metrium experts tell you how to properly insure your home.
What can be insured in the apartment
Apartment insurance can cover both housing as a whole and repairs, furnishings, individual interior items, and valuables. Most often, companies offer to materially secure structural elements (walls, partitions, floors, ceilings), engineering equipment (pipes, wiring and other communications), repairs, movable property. In addition, you can conclude a title insurance contract. It protects the right of ownership if it turns out that when buying an apartment you are faced with swindlers.
What can you insure your home against?
Housing in our country most often suffers from fires, natural disasters, utility accidents and robberies. Therefore, owners often insure apartments against these risks. Also popular are options for cash coverage for gas explosions, man-made accidents, animal actions, and now from drones. You can even insure your civil liability, which will help compensate for damage if someone else’s apartment was damaged through your fault, for example, you flooded your neighbors. It should be borne in mind that companies try to interpret the nature of risks in their favor. For example, if a house is damaged by a forest fire, two options must be activated at once to receive compensation: “Fire” and “Natural Disasters”. Think about such nuances in advance.
How to get insurance
First you need to find a reliable company. Check if the organization has a license from the Central Bank, look at customer reviews. Then find out if it provides insurance against all the risks you are interested in. Remember that the main goal of the insurance company is to make a profit, not to save clients from ruin. Therefore, so that interaction with the organization does not bring you only disappointment, read all the conditions before signing the contract. Mainly, pay attention to what exactly the company calls an insured event and when it has the right to refuse payment.
Then you have to evaluate how much to insure the home. Its size cannot be determined subjectively, without reference to the market or cadastral value. By law, the amount cannot exceed the value of real estate. It is also unprofitable to overestimate the indicator because it depends on how much you have to pay for insurance.
Franchise insurance is considered especially profitable. You set the amount that you are willing to invest in the restoration of housing yourself. This reduces the insurance premium.
To sign an insurance contract, as a rule, only a passport and title documents are required. However, some companies also require an extract from the USRN. Check in advance whether such a condition is presented in the organization of your choice, because it will take up to three working days to prepare this document.
What to do to get paid
If an insured event occurs, notify the company immediately. Typically, the contracts specify the period during which this can be done. Latecomers often lose their right to compensation. You can try to include a force majeure clause in the document even at the design stage (for example, you were in a hospital on a ventilator after a fire), but they are unlikely to meet you halfway.
After notifying the insurance company, contact the authority that will record what happened. These can be the bodies of the Ministry of Internal Affairs, the Ministry of Emergency Situations, the management company. They need confirmation, for example, a certificate of fire or initiation of a criminal case on the fact of burglary.
After submitting all the necessary documents to the insurance company, including a valid policy, receipts for payment of premiums and confirmation of an insured event, wait for a decision. The company will send an appraiser to the apartment and, based on the results of the inspection, will decide on the payment.
How to dispute a denial
When the insurance company, in your opinion, illegally refuses to pay, the decision can be appealed. Initially, contact the organization with a written claim. If it was rejected, you will have to file a lawsuit in court for the protection of consumer rights, which can be done at the place of residence and without paying a state duty (with claims up to 1 million rubles). True, it should be borne in mind that litigation with an insurance company will probably require the services of a lawyer if you yourself do not have a legal education. And it is best to consult with him on the circumstances of the case before going to court, because the decision of the organization is legal, no matter how unfair it may seem.
The demand for home insurance in the country is growing, which indicates an increase in the legal awareness of Russians, — says Ruslan Syrtsov, Managing Director of Metrium. — The cost of this service is measured at a maximum of tens of thousands of rubles a year, while in the event of an emergency, the option will cover millions of expenses. But carelessness or deceit can deprive you of this amount. For example, if you plan to rent out your property, be sure to tell your insurance company about it. The same should be done before starting repairs. Any unspecified significant circumstances may be a valid reason for non-payment of compensation.
To the «fashionable» insurance products that appear as a reaction to recent events, I recommend to be wary. So, you will not receive payments for a drone hitting an apartment if this event is qualified as damage from a terrorist attack or military operations. In turn, the «classic» types of insurance really prove their usefulness, despite the collisions that sometimes arise.
