Verification of USRN information is one of the important consequences of the implementation of federal law No. 518-FZ

Verification (verification and correction) of the information of the Unified State Register of Real Estate (EGRN) is another important consequence of the implementation of Federal Law No. 518-FZ «On the identification of copyright holders of previously recorded real estate objects», which entered into force two years ago — on June 29, 2021.
In accordance with the procedure established by law, local governments identify those who have re-registered property rights that have arisen earlier, and provide the Goskomregister with decisions on identifying such persons for inclusion in the USRN and involving their real estate in tax turnover. At the moment, the register has been replenished with information about the owners of 24,000 land plots, buildings, premises and structures. The highest figures are recorded in Krasnoperekopsk, Nizhnegorsk, Kirov and Dzhankoy districts, as well as in the cities of Krasnoperekopsk and Dzhankoy. In addition, explanatory conversations between administration officials and property owners contribute to the implementation of another significant task — to encourage citizens and organizations to independently register their rights to real estate that arose before Crimea became part of Russia. However, this is not the whole «range of actions» of the above 518-FZ.
Initially, for the work of local governments of the republic in 2021, the State Registration Committee uploaded information and sent lists containing information about 1 million 700 thousand previously registered real estate objects. As part of the implementation of the law, irrelevant duplicate descriptions of objects are excluded from the USRN, data on objects that have ceased their actual existence are deleted. So, on the basis of inspection reports drawn up by administrations, more than 3,000 objects that no longer exist in nature were removed from the cadastral register. And if there is no object, say, an old barn, it is quite logical that tax should not be charged on it. It happens that, in fact, information about the capital value of certain objects is not confirmed at all. Over 37,000 objects from the general list, listed in the archives as capital, in fact turned out to be non-capital, therefore, information about them is also updated. All rights registration authorities in the country, including the State Committee for Registration of Rights, are working to ensure that the USRN contains complete and reliable information about right holders and their real estate— Yulia Zhiganova, Deputy Chairman of the State Register, notes.
