The average rates on a market mortgage at the end of 2024 reached a record level of 30% per annum. At the beginning of 2025, banks slightly reduced bets on basic mortgage programs-an average of 28% per annum. For those who are not available, preferential programs, bets remain barrage. The key rate for six months remains a record high — 21%.
With current rates, overpayment on a market mortgage over 30 years reaches 640%, experts of the consulting company Key Capital calculated. The company’s specialists have studied housing prices in Moscow and a market mortgage.
In the old boundaries of Moscow, the average cost of an apartment with an area of 45.2 “square” in a new building of a comfort class is 15.4 million rubles. If the borrower issues a housing loan for 30 years and makes 20% of the initial contribution, the monthly contribution will be 287.5 thousand rubles. It is comfortable to pay such a mortgage, giving out no more than 50% of the monthly income to repay the loan, the buyer will be able to make money from 575 thousand rubles a month, the company’s analysts calculated.
In the current conditions, almost no one draws up a market mortgage in its purest form, the founder of Sis Development Yaroslav Gutnov told the Bank.ru portal. Most often, people take loans on market conditions for the missing amount, for example, in alternative transactions for combined mortgage programs. According to the expert, the market mortgage plunged into anbiosis until the Monetary and credit policy of the Central Bank was softened.
The main alternative to the market mortgage was a family mortgage. Yaroslav Gutnov emphasizes that this is not a public tool.
According to the head of the expert analytics of the Banka.ru portal Inna Soldatenkova, it is reasonable to resort to a market mortgage now if a person has the opportunity to quickly close the loan, for example, by selling an old apartment. According to the expert, the possibility of refinancing a market mortgage at more favorable rates may appear in the second half of 2025 if the Central Bank proceeds to a decrease in the key rate.
