Which regions of the country do Russians want to move to? Crimea is also in the top of preferences

In addition to the two capitals and their agglomerations, the Krasnodar Territory, Tyumen and Kaliningrad Regions have become the most attractive for moving. Crimea was also included in the TOP-10 most demanded locations — it accounts for a share of 2.3% of the total demand on the platform. Analysts of Avito Real Estate studied the new construction market in the summer of 2023 and determined in which regions potential buyers of primary housing most often want to live — in addition to the two capitals and their agglomerations (they account for almost 47% of all demand from the total demand on the platform*).
Krasnodar Territory has become the most attractive region for moving and buying primary real estate — it accounts for 9.5% of the search queries of Avito Real Estate visitors. Over the year, from June 2022 to June 2023, the demand for new buildings in the region increased by 32%, and the cost of apartments — by 26% to 7 million rubles on average. Apartments in the primary market in the region are most often sought by residents of Moscow, the Rostov region, the Crimea, St. Petersburg and the Stavropol Territory.
Also in the top 3 in terms of popularity are Tyumen (3.4% of total demand) and Kaliningrad regions (2.7% of total demand). In the first, residents of the Khanty-Mansiysk and Yamalo-Nenets Autonomous Okrug, which are traditionally among the regions with the highest wages in Russia and are located north of Tyumen, are most often looking for apartments. The regions are connected not only by one time zone and territorial proximity, but also by the orientation of the economy towards the extractive industries. This, apparently, is one of the reasons for migration — there are more opportunities for job search and professional growth in Tyumen. The average price for an apartment in a new building in the Tyumen region in June 2023 is 5.8 million rubles (+12% per year). In the Kaliningrad region, residents of Moscow, St. Petersburg and the Kemerovo region are most often interested in new buildings. Over the year, the price of new buildings here decreased by 17% to 5.7 million rubles.
Based on the research data, we can identify several scenarios for the further use of apartments when searching outside the current region of residence. The first is the acquisition by residents of the two capitals of additional facilities in the resort regions. They are considered both as holiday homes and as an investment asset. The second scenario is moving to neighboring regions with a more favorable climate or large cities, where there is an opportunity to get a more profitable job. It is interesting to note that Dagestan was included in the top 10 most desirable regions for moving. In recent years, the region has become popular with tourists, its investment attractiveness is growing, while prices, meanwhile, remain at an acceptable level.— Dmitry Alekseev, head of primary real estate at Avito Nedvizhimost, comments.
The top ten most popular regions for relocation, based on the structure of demand for Avito Nedvizhimosti, also includes Sverdlovsk and Voronezh regions (by 2.7% of total demand), Tatarstan (2.4%), Rostov region and Crimea (by 2.3%), Novosibirsk region (2.2%) and Dagestan (2.1%). Average prices for apartments in new buildings in these regions are presented in Table 1.
Among the regions whose residents most often want to change their registration, the top 10 includes the Krasnodar Territory (its residents are looking for apartments in Moscow and the region, the Rostov Region and St. Petersburg), Khanty-Mansi Autonomous Okrug, Bashkortostan, Chelyabinsk, Kemerovo, Rostov and Belgorod regions, Krasnoyarsk Territory, Murmansk and Sverdlovsk regions. Moscow, St. Petersburg and their agglomerations were also not taken into account in the calculations on the desire to move.
Least of all, visitors to Avito Real Estate are interested in new buildings in the North and the Far East. The least popular objects are in the Jewish Autonomous Okrug, the Kamchatka Territory, the Magadan and Murmansk Regions, and the Nenets Autonomous Okrug. More details on the chart below.
