Why should we build a house… or a bathhouse, or a gazebo: Russians have begun to build dachas

According to Avito analysts, sales of finished buildings in Russia increased by 24% over the year. Among the leaders in demand growth are verandas, gazebos, houses and baths.
- Over the year in Russia, the demand for verandas and terraces has increased most noticeably; in May 2024 they were sold 2.2 times more often than in May 2023. On average, a 3×4 meter veranda can be purchased for 60 thousand rubles.
- Ready-made houses and log cabins have become 34% more popular to buy. The average cost depends on the material and area of the building, so a 5×5 meter log cabin can be purchased for 220 thousand rubles. But a two-story house 7.5×11.5 m with an attic and a terrace will cost 3 million rubles.
- Sales of buildings for country holidays — bathhouses and gazebos — increased by 34 and 51%, respectively. Buying a finished bathhouse will cost an average of 181 thousand rubles, a gazebo — 41.5 thousand rubles.
- The number of garages on Russian suburban plots has doubled in a year, and the number of canopies has increased by 46%. The cost of setting up a parking space is from 16 thousand rubles for a canopy, and from 49 thousand rubles for a garage.
- Greenhouse sales have increased by 37% and cost an average of 16 thousand roubles.
In 2024, interest in living and relaxing outside the city on a private plot of land is growing: Russians have begun to buy ready-made buildings more often — «blanks» of houses, baths, verandas and other popular summer cottages. Thus, sales of ready-made houses in May of this year, compared to the same period last year, increased by almost one and a half times. The cost depends on the area of the finished building, materials and manufacturer: for example, utility room will cost an average of 50 thousand rubles, and the price cottage with a total area of more than 350 square meters can reach 19-20 million rubles.
Many people cannot imagine a summer house without baths — their sales increased by 34% over the year. On average, baths were purchased for 181 thousand rubles. The largest share of the supply on the site is occupied by bathhouses made of timber; here prices start from 200-300 thousand rubles for buildings with an area of 12 square meters.
The most noticeable growth over the year among finished buildings was shown by verandas or terraces. Sales of “extensions” more than doubled over the year. The average cost of a veranda or terrace is 60 thousand rubles. Also among the growth leaders were gazebosthey began to be bought 51% more often. Outdoor leisure structures were sold for an average of 41.5 thousand rubles. There are both classic, well-known «designs» of gazebos, and unusual options, for example, a hemispherical glass structure for 1.1 million rubles.

Users choose both ready-made houses, baths or utility rooms, and specific materials for construction — everything for the construction of foundations and walls, lumber, rolled metal, communications and tools that will make construction even easier. Most suburban residents travel by car, so at their dachas garages and sheds are also in demand. Sales of canopies have more than doubled over the year — they are usually preferred to garages due to their relatively low cost. But garages also began to be purchased more often — year-on-year growth was 46%. The average price of a garage is 49 thousand rubles, and a canopy is 16 thousand rubles.
Russians continue to be actively interested in growing vegetables, fruits and other crops in greenhouse conditions. Thus, in a year of sales greenhouses increased by 37% over the year. They were bought on average for 16 thousand rubles this May.
