Experts: demand for the purchase of land in Crimea increased by 57% over the year

During the first quarter of 2024, prices for all formats of land in Crimea available for purchase on the platform increased by 30%. Avito Real Estate analysts summed up the results of the first quarter of 2024 on the market for the sale and rental of land plots in Russia.

Over the past year, the demand for the purchase of such properties has increased by 10% on average across the country. Platform visitors searched for agricultural plots 17% more often than in the first quarter of last year, industrial plots — by 15%, land for individual housing construction — by 7%. Supply for the year as a whole decreased by 4%, while the number of industrial plots available for purchase increased by the same 4%. Information on other segments is presented in Table 1.

Prices compared to the first quarter of 2023 increased in all categories of land sales presented in the Avito Real Estate study (except for the private household plot segment). The cost of land for the construction of residential buildings increased by 35%, industrial use — by 40%, agricultural use — by 22%.

Demand for the purchase of land in the first quarter of 2024 increased in 20 of the 34 regions that participated in the Avito Real Estate study. In Crimea, people became interested in purchasing land plots 57% more often than in the first quarter of 2023, in the Tyumen region — by 50%, in the Rostov region — by 31%. Information about other regions is presented in Table 2. Supply has decreased in most study locations, which is also dictated by high demand. Exceptions are Tyumen (+34%), Tver (+21%), Rostov (+8%) and a number of other regions.

The cost of acquiring land increased over the year in all regions of the study. The least expensive plots increased in Smolensk (+7%), Yaroslavl and Kaluga regions (+9% in each).

In the land rental segment in the first quarter of 2024, demand increased by 23%, supply decreased by 2%, and the price did not change over the year.

For the construction of a private residential building with the involvement of a contractor, you can take out a rural mortgage on land at a preferential rate of up to 3%. In this regard, the conditions are even better than with a family mortgage for new buildings, which supports the land acquisition market. And against the backdrop of the growing cost per square meter in city apartments, many decide to build their own detached house, so they purchase land for individual housing construction,” notes Sergey Eremkin, head of secondary and suburban real estate at Avito Real Estate.
