Sevastopol is among the top non-million cities, recognized as the most expensive in terms of real estate

Real estate in Moscow serves as a benchmark for other Russian cities. But the measure is by no means positive: prices in the capital go off scale, and, alas, the rest of the millionaires follow. Experts, at the request of Moskovsky Komsomolets, studied new buildings of the mass segment and business class in large cities and found out where the most budgetary housing is located on the primary market, and where, on the contrary, prices are quite high, and why.

The specialists decided not to take St. Petersburg and Sochi into account, since these cities, together with the Russian capital, traditionally occupy the top three places. Moscow, in our study, has become the standard with which experts compared the rest of the millionaires. In the Russian capital, the average cost per square meter of housing in the mass segment, according to the results of June, is 300 thousand rubles, the cost per square meter in a new business class building is 446 thousand. The experts of the analytical platform bnMAP.pro, together with the BEST-Novostroy company, found out that the most budgetary city in Russia with a population of more than one million people is Chelyabinsk. A square meter in a new building of the economy segment here will cost buyers 3.4 times cheaper than in Moscow — 88 thousand rubles, — notes «MK».

Volgograd and Voronezh are relatively budget millionaires with an average cost per square meter of 92,000 and 96,000 rubles, respectively. Interestingly, in all the other cities studied, the cost of a “square” of primary housing has overcome the psychological threshold of 100,000 rubles.

Kazan became the provincial city with the most expensive mass segment of new buildings. In the capital of Tatarstan, a square meter of economy class housing will cost an average of 169 thousand rubles.

But the next two cities of the rating are not among the millionaires. These are Vladivostok and Sevastopol — cities with seaports. In Vladivostok, a square meter in a new building of economy and comfort class will cost an average of 153 thousand rubles, in Sevastopol — 140 thousand.

The rather high price in the three above-mentioned cities is due to a number of factors. Kazan and Vladivostok are the centers of the regions, Sevastopol is a city of federal significance, like Moscow and St. Petersburg. These cities can be called prosperous, they show good rates of economic development and attract citizens of the country.

If we consider the business class, the most expensive meter of such housing (after Moscow and St. Petersburg) was recorded in Yekaterinburg. Here, when buying a high-end apartment, on average, you need to pay 261 thousand rubles per square meter. Then comes Kazan again, where a square meter costs the buyer 238,000 rubles. Krasnodar closes the top three regions — leaders in terms of the cost of a meter in business class with an indicator of 219 thousand rubles.

The millionaire with the most affordable business class price tag is Omsk, 97 thousand rubles per square meter. But in Omsk, the only business-class project is an apart-hotel, which has the status of non-residential premises. (It is curious that economy-class apartments in this city are more expensive — 112 thousand per sq. m.)

Behind Omsk is Krasnoyarsk with an average price per square meter in business class of 126.7 thousand rubles. And only a little ahead of him was Volgograd, where one meter of business class housing has to be paid 126.9 thousand — three and a half times less than in Moscow.
